How this refinance scenario checker works
The calculator compares the current principal-and-interest payment with a proposed new principal-and-interest payment, then divides the closing costs you enter by the estimated monthly payment savings to calculate a simple break-even period.
Important limitation: the “simple savings over stay” figure is payment savings minus entered closing costs. It does not by itself account for differences in remaining loan balance, financed costs, taxes, escrow, mortgage insurance, points, opportunity cost, or every consequence of extending or shortening the loan term.
What to verify before using the result
- Use the rate, points, credits, and costs from a current Loan Estimate.
- Compare the remaining term of the current loan with the proposed new term.
- Check whether closing costs are paid in cash, financed into the balance, or offset by lender credits.
- Use the result as a scenario comparison, not as a personalized refinance recommendation.
